Would you like the long answer as written in the HO-4 policy document, or the short, simple answer? Chances are you want the short, simple answer, so here it is:
This coverage pays for minor medical expenses incurred by guests in your home.
Well, that was easy! Medical payments to others is actually a fairly short section of the policy, and offers broad coverage. Generally the limits are between $1,000 and $5,000 so it’s designed for minor incidents where liability isn’t a factor. Liability doesn’t have to be a factor because medical payments to others coverage on New Orleans, LA renters insurance is a no fault coverage. It doesn’t matter if you caused or allowed the injury to happen. All that matters is that it was on your premises.
From the policy itself, “We will pay the necessary medical expenses that are incurred… within three years from the date of an accident causing bodily injury… This coverage does not apply to you or regular residents of your household except residence employees…” The policy further details that the coverage is only for guests on the insured premises with permission of the insured, or off the insured location if the insured caused the injury or it arose from the insured location.

Is Flood Covered On New Orleans Renters Insurance?
No. Flood is never covered under a homeowners or renters insurance policy anywhere in the United States. Flood insurance is an entirely separate product, partially underwritten with the assistance of the government. Why? Because the exposure from a flood is simply too large for any insurance company to bear. There is one point five trillion dollars of exposure in the Atlantic and Gulf coastal regions alone. The premiums that would have to be charged to accept that exposure are not an amount the market will bear, so the government offers a backstop through the National Flood Insurance Program.
If you’re curious as to how the exclusion is carried out, “We do not insure for loss covered directly or indirectly by any of the following. Such loss is excluded regardless of any other cause or event contributing concurrently or in any sequence to the loss… 3(a) Flood, surface water, waves, tidal water, overflow of a body of water, or spray from any of these, whether or not driven by wind.”
In other words, while water damage can be covered, flood damage can not be. However, if the flood causes fire, explosion, or theft, those losses can be covered. If your property is stolen from a home you evacuated due to flood risk, the theft could be a covered loss.
Who Can Be Covered Under A New Orleans Renters Insurance Policy?
To start with, the named insured, resident spouse, resident relatives, and minors resident and in the care of the insured are all considered to be insured under the definition of “named insured” on most policies. Renters insurance in New Orleans presupposes that the insured will not want to list their spouse, their five children, and their minor sibling who lives with them. Those people are presumed to be included in the definition of insured, and that’s written into the policy document.
Renters insurance also requires, just like any other policy, that you have an “insurable interest” in the property in question. However, you did not expect or intend for that to be the result. You expected and intended to carry the coffee back to your office and go about the rest of your day.
